SECTIONAL HANDOVER OF 330 ROOMS IN TIME FOR NEW ACADEMIC YEAR
Winvic commenced work at Crown Place Nottingham in December 2021 to deliver a total of 427 student residences, and the first 330 rooms were delivered in time for the academic year. The scheme is made up of one building that climb to six storeys, and these have been constructed using a hybrid reinforced concrete frame approach, whereby large portions of the frame are pre-cast off site.

The use of BIM Level 2 has helped us to identify and resolve package clashes quickly, meaning we have been able to meet a tight programme, but the site has presented challenges. There is a mosque to one side, and we have been liaising with them throughout to mitigate disruption to their activities where possible, but also two main roads are on two other boundaries. It has been a busy site from start to finish, with sequencing and deliveries being managed to perfection. Inside there are 230 studios and 196 cluster flats, 300 sq ft of dining rooms and a 4,300 sq ft shared social space. When they aren’t studying, residents will be able to choose from a range of entertainment; we have also constructed and fitted out a gym and cinema, as well as karaoke, games and ping pong rooms totalling almost 2,000 sq ft. The remaining 96 rooms will be completed in January 2024. Throughout the project, our social value and site teams collaborated to meet the S106 employment and skills conditions set out by the local authority. We offered employment and training to local people, for example a BTEC student from West Notts College completed an on-site work experience placement and one of our quantity surveying Year In Industry students from Nottingham Trent University worked on site.

Our team members also volunteered at Stonebridge City Farm, which delivers skill learning opportunities to over 150 local residents each week, many of whom have mental health challenges or learning disabilities. They recycled old fence posts into a new brass rubbing trail for the farm, replacing old fence posts and re-painted the pig pen ready for the arrival of two piglets!

CITY CENTRE ACCESSIBLE APARTMENTS FOR THE PEOPLE OF SHEFFIELD
Client PLATFORM’s Sylvester Street is a steel framed build-to-rent project, which Winvic completed in October 2023. We again worked to local authority S106 employment and skills requirements on this scheme and during the 90-week programme we welcomed three of our Year In Industry students to the site to get hands-on experience.
Numerous apprentices were placed on site, our site team volunteered their time to community groups and charities, and we attended careers fairs to showcase the industry and its range of careers to young people. The six, seven and fourteen-storey scheme contains 179 one-bedroom, 89 two-bedroom and 17 three-bedroom apartments and on levels seven, 12 and 13 landscaped roof terraces can be found, including a pergola and an artificial lawn. We’ve also constructed and fitted out the 1,800 sq ft residents lounge, 1,400 sq ft private dining room and 1,250 sq ft gym. Externally there is a covered cycle storage and two commercial spaces totalling 7,650 sq ft are located on the ground floor. The development has been integrated into the city centre via a new public walkway along the adjacent Porter Brook. When we celebrated the project’s topping out with clients and guests at an event, we arranged for attendees and members of the site team to sign a horizontal steel beam. This was then installed in one of the seventh-floor apartments as a permanent acknowledgement of the teamwork that has gone into constructing the 335 thoughtfully designed apartments.

375 (APARTMENTS) NOT OUT AT EDGBASTON STADIUM
Alongside the creation of a new entrance plaza and improvements to the adjacent Edgbaston Stadium – home of Warwickshire County Cricket Club – Winvic were appointed by Patrizia to deliver 375 build-to-rent apartments.

We commenced Corkfield, which comprises 189 one-bedroom, 169 two-bedroom and 17 three-bedroom apartments in February 2021 and handover was in November 2023. You can read more about the benefits we’re delivering to the local community on page 17 and on page 18 about how this social value activity has resulted in us winning a Considerate Constructors Leading Lights Award. The concrete framed blocks reach five, seven, eight, 13 and 18 storeys and on the ground floor are five commercial units totalling 15,000 sq ft, to suit retail, food and beverage uses. We constructed an undercroft car park for 111 vehicles and storage for 214 cycles and residents can utilise the 3,000 sq ft rooftop terrace, 6,100 sq ft shared amenity spaces, gym and 21,700 sq ft landscaped podium deck. Meticulous planning and management were required to ensure the cricket club, car park, conference facilities and practice nets could remain open throughout the works and that adjacent residents would experience as little disruption as possible. Also, the stadium was a Commonwealth Games 2022 venue, so we also had to work around their programme of activity. With the site being located at the junction of two major routes into Birmingham city centre, we also realigned Edgbaston Road, formed a new opening on Pershore Road and constructed an access road through the site.
