MULTI-UNIT INDUSTRIAL SCHEME COMPLETIONS
PROJECTS COMPLETED IN LONDON AND WEYBRIDGE FOR PROLOGIS
The 6.3ha site was the former home of GSK so prior to the vertical build, Winvic undertook site wide enabling works, comprising demolition of three 4-storey office blocks and car park and ground remediation.
We also had to disconnect, divert and lower existing services within the site perimeter to protect them and install new foul and surface water drains and primary utilities. Development plateaus were created for two single storey industrial facilities with two-storey office accommodation, as well as parking and yard space. As this project in Stockley Park is located in an urban area, approximately 5 kilometres from Heathrow Airport, planning conditions required for existing landscaping to be retained or enhanced, with biodiversity prioritised, and a living roof or wall should be incorporated into the design. Just over 100 trees were successfully retained, which were safeguarded with a protective fence throughout construction works. We prepared and delivered a landscape scheme that respected the character of the adjoining local landscape and enhanced ecology comprising almost 7,500 trees, hedges, shrubs, marginal plants and aquatics over 62 species. A 1,194 sq ft green roof and four attractive, external green walls were installed on one building and six green walls can be found on three elevations the other along with a 1,099 green roof.

Also, on the outskirts of West London in Weybridge, Surrey is Prologis Brooklands. The developer appointed us to construct a speculative manufacturing and distribution facility, comprising a 111,000 sq ft warehouse units and 13,000 sq ft two-storey office accommodation. It achieved BREEAM Excellent and EPC A+ and it’s chill store ready, it has a 50kN floor loading level and outside there is parking for 109 cars and 19 HGVs.

NEW DERBY LOGISTICS PARK WITH 9 UNITS ALMOST FULLY COMPLETED
Winvic delivered 224,000 cubic metres of cut and fill works at St. Modwen Logistics Park Derby and then completed the first four units – ranging from 35,500 sq ft to 122,000 sq ft – in November 2022.
Delivery included the design and construction of the four buildings – which comprised a total of 24,600 sq ft office space – mechanical and electrical installations, creation of service yards, drainage and service works, significant landscaping and associated roadworks.

Each speculative facility was built to St. Modwen Logistics ‘Swan Standard’ of sustainable construction and achieved a BREEAM rating of ‘Excellent’ and an ‘A’ EPC rating. Biodiversity was strengthened through the creation of a new riverside nature corridor and 17,000 trees and shrubs were planted as part of the first phase. Just a few months later in April 2023, St. Modwen Logistics contracted us to design and construct five more industrial units, creating 350,000 sq ft logistics space in addition to the 300,000 sq ft already handed over. The plateaus were all created during the first phase, but some balancing works were required and the bellmouth entrances and footpaths needed to be created. We erected all five steel frames within a pacey 18-week programme, in line with sectional completions. The first will be handed over in December 2023, one in January 2024, two in February and the final facility will be complete in June.
