A RAPID PROGRAMME ON A TIGHT SITE AT PANATTONI PARK BOLTON
The 47,000 sq ft industrial facility that we are designing and constructing for Panattoni in Bolton is the final asset to be built on the well-established logistics park, meaning space is a luxury. Furthermore, we are delivering the project in just 30 weeks – reaching practical completion in April 2024 – so we are working to a precise delivery and activity programme across all materials and subcontractors.
We commenced earthworks in the middle of October with groundworks commenced in the middle of November. There are new water and electricity connections to be made further into the project, with a futureproof gas main to be laid from the building to the boundary. The piling and follow on foundation programme started in the middle of November and the steel frame will be erected in just 4 weeks starting in the New Year; the cladding installation follows on just two weeks after the first steel columns go in. The warehouse unit is 43,800 sq ft, there will be over 3,000 sq ft of first floor office accommodation and we will also complete all external works. This includes parking for 32 cars, 2 accessible bays and 4 electric car charging points, along with yard space and hard and soft landscaping.

A NEW UK CAMPUS FOR GLOBAL DATA CENTRE SPECIALIST IRON MOUNTAIN AT SYMMETRY PARK RUGBY
Summer 2022 brought the start of a Net Zero project for repeat client Tritax Symmetry, this time in Rugby. The employment park has up to 2 million sq ft of outline planning permission and Iron Mountain committed to take 1 million sq ft, making Symmetry Park Rugby the first UK campus for the data and records and management company.

Phase 1 – which was handed over to our client for end user Iron Mountain in October 2023 – comprised enabling and infrastructure works and the construction of two facilities of 134,420 sq ft and 186,262 sq ft, office facilities, HGV, car and electric vehicle parking. We have facilitated the whole development through 5 different contracts from enabling to highway works and one of the key aims of the park is to install an Energy Centre which will manage the power across all of the buildings; if one building is producing more power than it needs it can be re-distributed around the park or fed back into the grid. The roofs have a 25 per cent coverage of PV panels and are connected to the national grid.

The second phase, which started in March, includes a 394,640 sq ft industrial unit with over 28,000 sq ft office space and a second warehouse of 251,281 sq ft and offices over 22,446 sq ft. The first of these two units was handed over also to Iron Mountain in December 2023, and the second will follow in February 2024. The third and final phase, comprising three industrial facilities of 390,694 sq ft, 338,064 sq ft and 170,473 sq ft, alongside enabling works, constructing the estate road infrastructure and installing utilities and services, commenced in November 2023 and will be complete in September 2024. All buildings at Symmetry Park Rugby are being delivered as Net Zero Carbon in construction in line with the UK Green Building Council (UKGBC) framework and are targeting EPC A+ and BREEAM Excellent ratings.
