WORKING WITH WINVIC
We’re fortunate to be celebrated as a mega-shed specialist and our industrial division is the foundation for Winvic’s success to date.
However, with the experience of undertaking significant Civils and Infrastructure (C&I) works as part of those schemes, we expanded to include delivery of major C&I schemes including complex highways works, bridge construction and we’re currently delivering our fifth Strategic Rail Freight Interchange project. Our multi-room offering includes Purpose Built Student Accommodation (PBSA), Built-to-rent (BTR) and hotels and if you didn’t know we’ve also constructed shopping centres and commercial headquarters. Industrial projects, of course, span a huge number of sectors and sub-sectors, and we’ve pretty much covered them all, from data centres and parcel superhubs to aeronautical fabrication facilities to medical research labs. Temperature controlled units have a wide range of uses including life sciences and food and drink, and we’ve delivered over 7 million sq ft of industrial units that comprise, cold, ambient or frozen storage compartments.

In the manufacturing sector, projects are often programme led to ensure the end user’s production can commence to schedule and bespoke specifications include elements like reinforced floor slabs – for car assembly and heavy operations – and phased works – for coordinated installation of end user fit out works during the contract build process.

THE EARLY CONTRACTOR INVOLVEMENT BIRD CATCHES THE COST ASSURANCE WORM
We’re awarded design, construction and fit out contracts in a variety of different ways but we always prefer to get involved as early as possible in a scheme. During the planning or Early Contractor Involvement (ECI) stage we’re really able to use our experience and expertise to guide, advise and shape the design, deliverables and programme. Partnering early facilitates more successful outcomes, from creating efficiencies such as reducing costs and accelerating the construction programme to lowering carbon and increasing social value. When a client has a motivated main contractor at their side from the beginning – as early as when the land is being acquired – they receive a wealth of additional support that expedites processes and makes them more fluid. We like to liaise early on market rates as it’s hugely advantageous when funders can gain accurate project cost assurances and, on the operations side, we can provide insights into sequencing, programme targets dates and key team members who have expertise in similar projects. We often use our experience to support clients through planning in their discussions with local authorities; for example, ensuring Environmental, Social and Governance (ESG) targets are attainable and providing evidence of previous Winvic projects that have met very specific social value or environmental aims.

Danny Cross, Business Development Director
“We’re confident that our full turn-key offering puts us ahead of the competition, from providing Early Contractor Involvement to delivery through the design stages, procurement and project construction. A value-added service is really important to Winvic and our in-house expertise enables us to support clients at each step in a project’s lifecycle. Our focus on being at the forefront of innovation and also on the factors that our clients value – such as Net Zero Carbon and social value – are also very attractive in the current competitive market. We aim to continue to research emerging markets within the industrial sector, expanding our offering withing areas like data centres, life sciences and manufacturing, and to retain our position as the UK’s leading industrial contractor.”

WINVIC’S RANGE OF PRIVATE AND PUBLIC SECTOR CLIENTS
Around 80 per cent of our industrial projects have developer or fund-led clients, although if there is an occupier signed up for the building, then we naturally also work as one team with them and work with specialist fit out contractors to provide early access.

We of course fit out many buildings ourselves and regularly work with occupier clients to complete fit outs in facilities that have been speculatively build – sometimes constructed by our team in the first place. And we always welcome enquiries from owner-occupiers where we often provide a full design, build and fit out service. In the multi-room sector this is the most common approach and we handover apartments and shared spaces resident ready. Whether you plan to take a competitive tender or direct award route with your contract, we’d be delighted to have a project discovery discussion. Frameworks are a way for public sector bodies and organisations to access trusted and experienced suppliers to deliver works, services or goods without a lengthy tendering process. For Winvic, this could include demolition, earthworks, bridge repairs, highways upgrades or building new structures. In our bids to National Highways, Lincolnshire County Council, Pagabo and Procure Partnerships, we’ve had to demonstrate our knowledge, processes and credentials and illustrate we can deliver the specific field of work in the stated geographical area. We have of course been successful, and you read more about our Framework projects on the next page.

Jared Taylor, Contracts Director, Civils and Infrastructure
“It has been a fantastic achievement for Winvic to secure places on multiple public sector frameworks. Not only have we demonstrated that we possess the operational expertise, tried and tested management processes and safety credentials that National Highways and local authorities require, but we meet other key framework specifications to help public sector organisations to access trusted and experienced suppliers. Winvic’s reputation in the civils and infrastructure sector continues to grow and our delivery through frameworks is bolstering this further.”

CONNECTING WITH NEW PARTNERS AT INDUSTRY EVENTS
It’s been fantastic for the Winvic team to get back to attending events over the last couple of years. Whether it’s meeting potential Year In Industry students at a careers fair, speaking to businesses about joining our supply chain or discussing how we can meet – and exceed – project goals with prospective clients, there’s nothing quite like a face-to-face chat.

Between the 21st and 23rd of May, 2024, we’re going to be at UKREIIF – the UK Real Estate Investment and Infrastructure Forum – to showcase our unique offering. We’ll be involved with a panel or two so we hope to connect with some new partners up and down our supply chain. Follow Winvic on LinkedIn or Twitter for the latest news on the event. We may have met you at Highways UK exhibition held at the Birmingham NEC in October. The two-day event brought together over 15,000 people who are responsible for planning, developing, managing, maintaining, and future-proofing the nation's roads networks. Over ten of our team members manned our stand to meet with the event attendees, which showcased our Civils and Infrastructure offering and highlighted our sustainable approach to construction. We wanted to create a stand that was digitally engaging and immersive and our interactive location game with that features 15 of our Civils and Infrastructure projects, animated videos and facts was a big hit.

We launched our new Civils and Infrastructure video and on the second day we were delighted to host a National Highways Schools Event on our stand whereby our team presented 3D BIM project walkthroughs and our Doing It Right Site Safety game, which also saw delegates competing to complete the course in the fastest time to win a Lego Bulldozer prize. It was fantastic to be able to promote Winvic’s skills and expertise to the public and private sector attendees and we were pleased to create plenty of new connections, from potential new clients to specialist consultancy firms. Several meetings have been held since the event, which we hope will be the start of many new partnerships and lead to Winvic delivering many more highways projects.
