TRITAX BIG BOX’S SYMMETRY PARK RUGBY COMPLETES WITH THIRD PHASE
We’ve previously worked with Tritax Big Box to create an industrial warehouse for The Co-operative Group in Biggleswade and we’re currently constructing a new facility in North Oxfordshire. When complete, Siemens Healthineers will occupy the unit to design and manufacture superconducting magnets used for MRI patient scans in healthcare facilities globally. But also, the third phase of Symmetry Park Rugby, which is the park’s final phase, was handed over in December 2024.
We undertook extensive cut and fill earth works - 32,902m3 and 53,205m3 – to enable the construction of three 390,694 sq ft, 338,064 sq ft and 170,473 sq ft buildings. With a wet winter to manage and challenging ground conditions, an extensive dewatering programme was required before we could install the deep drainage works for each unit and some ground improvement works were also undertaken. Our dedicated project and social value teams have worked with a range of local partners to collaboratively deliver activities through a tailored approach to meet local needs and best possible outcomes for the local area. IM PROPERTIES’ HINCKLEY PARK COMPLETES WITH LAST THREE UNITS
In Hinckley, we’ve completed another distribution park by delivering, again, the third phase. But starting at the beginning, we partnered with IM Properties to deliver the enabling infrastructure works at Hinckley Park in June 2022 and completed DPD’s state-of-the-art Super Hub 5 in February 2020 and Amazon’s 532,500 sq ft high bay distribution warehouse in June 2021.
Phase three commenced in November 2022 and completed in January 2024 and comprises three industrial units. One 62,481 sq ft facility was pre-let to Geosynthetics as construction started and we also constructed a 47,032 sq ft unit let to Octopus Energy as a storage and distribution facility for heat pumps and solar panels and will also act as a national training centre for installation engineers. The third and largest unit was a 340,000 sq ft speculative warehouse with a 14,000 sq ft two storey office as well as a 3,000 sq ft transport office and externally there is a 50-metre yard, 30 loading docks, 54 HGV parking spaces and 305 car parking spaces.

Working in partnership with client IM Properties - to support their Sustainable Futures Framework - we played an active role in the community, committing through an Employment and Skills Charter to provide training and employment opportunities for local businesses and individuals throughout all stages of construction on site.

INDURENT PARK DERBY FULLY FORMED WITH FIVE MORE FACILITIES
Three is the magic number it seems, as our longstanding client Indurent also chose to appoint us three times for three separate phases in addition to the 224,000 cut and fill works undertaken in the Park’s enabling works.
However, the Indurent brand is new as St Modwen merged with Industrials REIT earlier this year and we’ve delivered St Modwen parks all over, including Burton, Chippenham, Gloucester, Stoke and Tamworth. We erected all five steel frames within a pacey 18-week programme, in line with sectional completions and the first unit was handed over in December 2023. One more was delivered in January 2024, two in February and the final facility for end user Rolls Royce was completed in June. DELIVERING THE LARGEST SPEC UNIT IN MERSEYSIDE FOR TUNGSTEN PROPERTIES
From Warrington to Wakefield and now Birkenhead, we were contracted by Tungsten Properties once again, and this time to construct a 494,750 sq ft speculative BREEAM Excellent distribution warehouse.
The project, which was handed over in October 2024, also comprised off-site S278 works to lay 775 metres incoming power cables and 1,120 metres of water supply pipes. Arc 500 is the largest speculative distribution and production unit in Merseyside and includes a two-storey office building spanning 23,000 sq ft, there are two 2,750 sq ft control towers, a 1,000 sq ft gatehouse, 64 loading doors, 50m yards, and 439 parking spaces. The project has been designed to achieve Net Zero Carbon in Construction (UKGBC 2019 Framework Definition) and by prioritising materials with low embodied carbon and decarbonising construction processes across lifecycle stages A1-A5, we achieved significant reductions in upfront emissions. Due to the history of the site (it was a former shipyard between 1920-1950) extensive ground remediation was undertaken with circa 45,000 m3 of concrete being broken out, crushed and reused on site. The onsite concrete batching plant resulted in carbon savings, reducing emissions by 365 tCO2e and negated approximately 2,523 concrete mixer deliveries, substantially reducing road traffic in the local community, noise and associated emissions. EPC A+ and BREEAM Excellent certifications have been achieved, and the tenant will benefit from the Roof frames built with future capacity for PV expansion. We also had a full-time ecologist – or Ecological Clerk of Works (ECoW) – on site, monitoring the wintering birds on the estuary mudflats at times of low tide to ensure our works weren’t causing a disturbance. As such, we collaborated with the ECoW to ensure they were satisfied with our approach and coordinated our works in such a way that no plant, machinery or operatives were within 50 metres of the Mersey embankment during low tide.

TWO MORE FACILITIES COMPLETED FOR STOFORD
We first partnered with Stoford to deliver logistics facilities at ICON Manchester Airport, then Ellesmere Port and most recently we completed Redditch Gateway, comprising two industrial units as the second phase at the 78-acre site south of Birmingham.
Both buildings are Net Zero Carbon in operation, as well as BREEAM Excellent and an EPC ‘A’ rating. We utilised BIM Level 2 on this project to help achieve these sustainability goals, but also to accelerate the end-to-end process, identify and resolve construction package clashes rapidly, and help end-users to efficiently operate in line with the building’s design intent. 108,000m3 of cut and fill was undertaken, we diverted two courses of Blacksoil Brook, which crossed the site and ecological enhancements to grasslands were undertaken as part of the project. Unit 1 comprises a 286,328 sq ft warehouse building to include 29,600 sq ft of three-storey offices and Unit 2 comprises a 160,208 sq ft warehouse building including 18,400 sq ft of office space.


MAJOR REDEVELOPMENT UNDERWAY AT FORMER HONDA CAR PLANT
In March 2024 we began work on the 360-acre Panattoni Park Swindon site, one of the largest brownfield redevelopment projects in the UK.
The project at the former Honda Car Plant comprises sitewide ground contamination investigations and the demolition of multiple structures, including a research and development building, an engine plant, two car plants and 12 ancillary buildings. These initial works completed in January 2025 and wider infrastructure works continued, forming plateaus for the first seven of 11 Net Zero Carbon buildings that will total 7.2 million sq ft.
One of our long-standing team members, Richard Reid, is the project manager at Panattoni Park Swindon and not only is he one of our demolition experts, but he also worked on the construction of the Honda Car Plant 1 in 1992.
