SWEET AS... A THIRD BTR PROJECT UNDERWAY FOR PLATFORM
Following our successful delivery of Build-to-Rent (BTR) developments in Cardiff and Sheffield, PLATFORM_ has formed a £150 million joint venture with Housing Growth Partnership (HGP), the Lloyds-backed equity investor, and selected us to deliver a 451-apartment scheme. It represents the first phase of PLATFORM_’s transformative 1.3 million sq ft mixed-use development on Sweet Street, in the South Bank regeneration area of Leeds.
Construction is underway on the concrete framed project, containing three blocks reaching from 11 to 15 storeys, which will be handed over at the start of 2027. It will comprise 225 one, 181 two and 45 three-bedroom apartments as well as extensive shared amenities including a guest suite. There will be a gym, multiple residents’ lounges and co-working spaces as well as two roof terraces totalling 8,611 sq ft and curated green spaces. Two tower cranes arrived on site in October and a third in November and the first element of the slip form for the concrete frame commenced. We will top out one tower block by September 2025 and the other two a month later. The high-quality homes will all be rated EPC B or above and we’re installing renewable energy sources, energy-efficient heating and lighting systems, and smart in-home technologies.

Throughout the construction works, we are working closely with Leeds City Council to add social value and ensure local people benefit from the development.


LISBON STREET TEAM CELEBRATES ON 24TH FLOOR
Another Multi-room project in Leeds – Lisbon Street – is progressing well and as one part of a four-plot development also comprising Build-to-Rent apartments and commercial spaces, we have been promoting cross-contractor collaboration at the former International Swimming Pool. We took over the Purpose Built Student Accommodation (PBSA) project in October 2023 and handover is set for August 2025.

The project for client CASL Lisbon Street and funded by Harrison Street topped out at the twenty-fourth floor in October and by January the aluminium rain screen cladding, which fits in with the wider Lisbon Street development, will be nearing completion. Internally, final decorations will have been completed up to the fifth floor and spring 2025 will see completion of second fix and external landscaping beginning to take shape.

The 548 single, en-suite rooms we are constructing will occupied by students. The residents will also be able to enjoy a 1,593 sq ft first floor roof terrace and a range of shared amenity spaces, including cinema rooms, a fitness centre, a games room, and a TV lounge.
RECYCLING 1960’S OFFICES INTO A MODERN PBSA
Clients Melburg and Angelo Gordon's Scheme comprising 399 student bedrooms will emerge from an existing seven-storey building that has been used as office space since the 1960s. However, we will be extending the building three storeys with a new steelwork structure. The steel frame programme will commence in February 2025 following the demolition works and we’ll begin installing the bathroom pods by April. The mix of ensuite studios and cluster flats with shared kitchens will be handed over in June 2026 along with the shared spaces, which we will also fit out. The extensive internal demolition, remedial repairs and fire protection upgrade, will make way for the new design comprising a gym, study spaces, a games lounge, cluster kitchen and a yoga and fitness space. Underground the existing basement will be retained for car parking and on ground floor above there will be a garden podium. A second outdoor amenity space will be found on the tenth-floor terrace.

RESIDENTIAL SCHEME COMPLETED IN BLETCHLEY
Bletchley View, completed in September 2024, consists of one nine storey, two six storey, and a five-storey building, comprising 172 one and two-bedroom apartments, 12 three-bedroom townhouses as well as 1,162 sq ft commercial space and a 1,205 sq ft community space. The four-acre scheme provides a mix of residential properties and caters to the growing demand in the area.
Aligning with the developer and fund’s sustainability ambitions, we undertook significant carbon reduction measures from concept design stage and throughout the construction of the project. Residents benefit from air-source heat pumps for their hot water – which facilitated an overall 17.3 per cent CO2 reduction on the project – and mechanical ventilated heat recovery system. Our social value team was also working hard throughout the construction period, collaborating with several stakeholders to provide training and work experience, educational engagement activities and non-profit support.

A SUCCESSFUL HANDOVER AT MODA, LOUDON’S YARD
Another recent handover was in the centre of Birmingham to Moda Living, who appointed us in October 2021 to construct and fit out a three-block scheme containing 398 homes. The concrete framed nine, 10 and 13 storey project, which we handed over in October 2024, also comprised basement car parking for 44 vehicles.
Inside you will find 217 one-bed, 171 two-bed and 10 three-bed apartments and 7,750 sq ft of shared amenities. We installed a gym, residents’ lounge, co-working and meeting rooms and entertainment space as part of the Moda, Loudon’s Yard residential neighbourhood in Edgbaston. Externally, we landscaped the 48,500 sq ft communal gardens and a mixture of attractive stone and brick facades were installed to reflect the materials of the surrounding Calthorpe Estate.

MAKING A SPLASH AT KENT STREET, BIRMINGHAM
Edmond de Rothschild contracted us to transform a site that had been public swimming baths since 1851, and we’re not only delighted to have handed over the 406 BTR apartment scheme, but also that The Bath House won The Social Value Impact Award in BTR at this year's Love to Rent Awards.
You can read about the social value outcomes we’ve achieved on page 11, and how the project was also awarded a Silver Considerate Constructors Scheme (CCS) National Site Award. The project comprises four blocks ranging from seven to 18 storeys, has a part basement for 86 vehicles plus 9 electric vehicle charging spaces and has been constructed with a concrete frame. The resident amenity spaces, which we’ve fully fitted out alongside the homes, include a lounge and games room, a golf simulator room, silent working and working from home areas, a wellbeing room and a multi-purpose gym and fitness studio. The design accommodates a 20,000 sq ft central courtyard with community hub and we’ve also constructed a total of 10,000 sq ft commercial space on the ground floor.

THE HOLLOWAY PHASE 1 OCCUPIED WHILE PHASE 2 TOPS OUT
At the end of July, we celebrated the topping out of the second phase, or north site, of The Holloway in the centre of Birmingham – ahead of schedule no less – with client Apo and owners Invesco Real Estate, the USD 90bn global real estate investment business of Invesco Ltd. (NYSE: IVZ).
Just a couple of weeks later, the first new residents were welcomed into their Phase 1 apartments, and Girl Guiding Birmingham have been in their ground floor headquarters since March 2023 when construction had reached seven storeys. The Holloway is a 485-unit apartment BTR scheme across four multi-storey blocks ranging from 8 to 14 storeys and we’re very proud that it was awarded a Gold in the Considerate Constructors Scheme National Site Awards. Phase 1 comprises 231 one, two and three-bedroom furnished apartments across two blocks he second phase, which is scheduled to be complete in spring/summer 2025, contains 254 more. As well as creating shared meeting and workspaces, residents’ lounges, dining areas and a gym, we are constructing parking for 56 cars and storage for 112 bicycles.
