NEW CLIENTS WITH NET ZERO AMBITIONS

We’re proud to welcome new clients on a regular basis, but it’s thanks to the reputation of our Sustainability Team and the delivery of planet conscious projects we’ve seen an increase of enquiries from developers with Net Zero ambitions. As of November 2024, we’ve completed 18 Net Zero Carbon (NZC) projects and have a further 15 underway. This totals 73 individual facilities and four civils and infrastructure schemes.
These are all designated as NZC in line with the RICS Whole Life Carbon Assessment for the Built Environment V1 – or V2 if the project commenced after July 2024 – and the UK Green Building Council’s (UKGBC) 2019 NZC Framework Definition. As detailed on page 5, the pilot UK Net Zero Carbon Building Standard (NZCBS) has now been launched so we’re now in a transition period and working closely with clients who want to align their projects with those requirements. We also shared our role as a project partner helping the UKGBC update their Definition. Once that Framework is published in the first half of 2025, we’ll continue to focus on evolving our Net Zero process to align with industry best practice.

GLP APPOINTS WINVIC TO DELIVER NET ZERO SPEC SHED
As we explained on page 3, the GLP project – MPN 761 – on Leicestershire’s Magna Park North is a triple whammy; it’s a new client, it’s their largest speculative unit ever and the project takes us to the remarkable milestone of 100 million sq ft of industrial space constructed. We also celebrated with a steel signing ceremony with GLP and local councillors from Lutterworth Town Council and Harborough District Council.
MPN 761 is the sixty-fourth industrial building that we’ve been contracted to deliver with Net Zero Carbon requirements (UKGBC 2019 Framework Definition), and it is set to achieve a BREEAM Outstanding rating and EPC A. The sustainable first-in-class design means it is 100% PV ready and WELL Building Standard compliant, which will allow the occupier to manage their environmental impact as effectively as their operations. The industrial unit comprises a 716,662 sq ft warehouse, an 8,202 sq ft undercroft warehouse, a 1,615 sq ft plant deck and 34,667 sq ft space across a three-storey office and two transport offices.

DELIVERING THREE NET ZERO FACILITIES FOR GREENBOX
Another new client which contracted us due to our leading ESG credentials is Greenbox, a joint venture between Partners Group, a leading global private markets firm, acting on behalf of its clients, and Citivale, a specialist logistics developer and operator. To celebrate the new relationship, a groundbreaking ceremony took place with Citivale, Partners Group and the local authority Darlington Council.
Earthworks and drainage and service installations began in April at the 24-acre Darlington site and handover of the three speculative facilities at Greenbox Darlington will be in Q1 of 2025. The industrial warehouses are 203,000 sq ft, 100,000 sq ft and 80,000 sq ft with 4,000 sq ft office space ranging from 4,000 sq ft to 10,000. 18 of our Green Supply Chain partners were appointed on the Net Zero in Construction scheme. We have constructed electric vehicle charging points on 10 per cent of the car parking spaces, installed air source heat pumps in each unit and 1,244m2 of PV has been fitted across the three units to achieve BREEAM Excellent and EPC A+ ratings.

67 per cent Ground Granulated Blast-furnace Slag (GGBS) was used in the pad foundations instead of cement, 20 per cent in the external yard concrete and EAF reinforcement mesh was utilised in the upper floor and external slabs. We again contracted a carbon neutral subcontractor for the earthworks package and around 60 per cent of the project’s Hot Roll Steel – or 767 tonnes – was manufactured using an Electric Arc Furnace (EAF).

ROYAL LONDON BRINGS FORWARD NET ZERO UNITS ON FORMER ROLLS ROYCE SITE
March 2024 saw the start of the Atlantic Park in Bootle, Liverpool, which comprises four industrial warehouse units of 40,000 sq ft, 50,000 sq ft, 110,000 sq ft and 125,000 sq ft and each will comprise two-storey office space.
The scheme has been designed in accordance with our new client’s Sustainability Strategy, which aims for new build property developments to achieve Net Zero by 2030. Winvic will be delivering the project for Royal London Asset Management Property as Net Zero Carbon in Construction (UKGBC 2019 Framework Definition) and the buildings will achieve BREEAM Excellent and an EPC A at practical completion. As part of our design strategy to reduce the embodied carbon, we replaced 30 per cent of the in situ concrete mix with GGBS, which is a by-product from iron-making blast-furnaces. 98 per cent recycled scrap metal has been utilised in the reinforcement steel and water recycling has reduced mains water use during construction by 40 per cent compared to the BREEAM target. 32 per cent of structural steel on the project is EAF manufactured and our on-site concrete batching is reducing carbon emissions by taking delivery vehicles off the road.

As well as installing new services, parking with 20 per cent electric vehicle spaces, concrete service yards, an access road and all hard and soft landscaping, we’ve fitted bird, bat and insect nest boxes and achieved 10 per cent Biodiversity Net Gain. And the local community has gained too thanks to a partnership with Sefton@work and InvestSefton, which helped us and our subcontractors to match employment and training opportunities with people from the local area. For example, one local cleaner has been employed through this partnership, at the time of writing a new labourer role is being recruited and 11 other vacancies have been awarded to residents from Sefton. Another 12 people from the wider Liverpool area have also been employed at Atlantic Park and we’ve provided placement hours on the project to 10 Apprentices, one of whom is from Liverpool.

NEWLANDS GOING NET ZERO IN NEWPORT PAGNELL
We’re thrilled to continue our longstanding partnership with Newlands Developments on two Net Zero Carbon in Construction (UKGBC 2019 Framework Definition) units in Newport Pagnell. The project comprises a 425,000 sq ft warehouse with 23,366 sq ft office accommodation and a 326,000 sq ft warehouse with 17,366 sq ft of office space.
The project is setting the bar high as we work together to aim for BREEAM Outstanding and EPC A+ ratings and we’ve engaged more than 10 Green Supply Chain Partners to contributing to this project’s delivery. Working closely with our steel contractor, we procured lower embodied carbon steel, achieving a 21% reduction in upfront carbon emissions (A1-A3) for the structural steelwork, resulting in a total reduction of 2139 tCO2e. But that’s not all, we were also contracted to deliver the associated highways improvements, and we worked in partnership with Newlands Developments and Fusion21 to develop a Social Value Plan to create a positive social impact during the construction of the project.

LEAVE THE SPADES, LETS HAVE A SAKI
To mark the start on site of the 1.2 million sq ft industrial facility we are constructing in Northampton, we took part in a Japanese Kagami Biraki ceremony with client SEGRO and its customer Yusen Logistics.
It is the first unit to be built at SEGRO Logistics Park Northampton, where we have been on site since January 2021 delivering the Strategic Rail Freight Terminal and associated highway works. The Kagami Biraki ceremony – or saki barrel breaking ceremony – is to bestow wishes for success and prosperity upon the new development. Representatives from SEGRO and Yusen Logistics each hit the lid of a sake barrel with mallets and ladled out the sake into sake cups for the guests to enjoy.
